The Venkatesh family's 2,000 sqft duplex in Malur: built in 8 months on our Better-Living package, and designed to look as good at dusk as it does at noon.
The Venkatesh family's duplex is about 2,000 sqft over two floors, so roughly 1,000 sqft on each. On a house this size, the front elevation does a lot of the work. It has to look confident from the road, stay easy to maintain, and still feel warm rather than heavy.
We kept the palette simple, with blue and white as the main colours and wood accents for warmth. Then we let a handful of details carry the design: a jaali screen along the terrace, a glass balcony railing, concealed lighting that comes alive at dusk, and a slatted gate that repeats the diagonal pattern of the facade. The compound wall picks up the same blue, so the house and the plot read as one piece.
Delivered as a 2,000 sqft duplex in Malur in 8 months, with a decorative jaali screen on the terrace, a glass balcony railing, warm facade lighting, a covered car porch with accent-lit pillars, a wooden-slat gate and a blue-based compound wall.
About the 8 months: our usual range for a two-floor house is 9-12 months, so this one ran at the quicker end. Timelines depend on the plot, approvals, weather, design changes and how quickly each stage is approved, so treat 8 months as what happened here, not a promise for every site.
Typical cost range for a similarly specified project: roughly INR38-42 lakh for construction (about 2,000 sqft at our published Better-Living rate of INR2,000/sqft), before land, approvals, and compound wall. This is a range, not this specific family's exact figure, since final cost depends on site conditions and choices made during construction. Use our cost calculator for your own plot.
